End of Tenancy Cleaning in East London (E)
You’ve got boxes to shift, keys to hand back and an inventory check booked, and the flat still needs cleaning from top to bottom. Our end of tenancy cleaning in East London works through every room against a checklist built around your inventory or your agent’s cleaning requirements, so the property is ready for checkout. We cover flats, houses and shared lets across E postcodes for tenants, landlords and letting agents.
Send us a few photos and your move-out date for a free, no-obligation quote, or call 020 3947 0917 and we’ll talk it through.
What we clean before you hand back the keys
A move-out clean goes further than a weekly tidy. We clean the inside of cupboards, the backs of doors and the places furniture has been hiding for a year. This is the core of a typical end of tenancy cleaning checklist. We adjust it for each property.
Kitchen
- Inside and outside every cupboard and drawer, including crumbs in the hinge corners
- Worktops, splashbacks and tile grout behind the hob
- Hob, extractor hood and filters (greasy filters get degreased, not just wiped)
- Sink, taps and the plughole, with limescale removed from chrome
- Outside of white goods, plus the inside of the fridge and freezer if they’re switched off and defrosted in time
- Kickboards, light switches and the top of wall units
Bathrooms
- Shower screen limescale, taps, shower head and tray
- Toilet, including the base, hinges and behind the pedestal
- Bath, panels, tiles and grout
- Mirrors, cabinets, extractor fan covers and the towel rail
Bedrooms, living areas and hallways
- Skirting boards, door frames, doors and handles
- Interior windows, sills and reachable frames
- Radiators, sockets, switches and light fittings within reach
- Inside wardrobes, built-in drawers and shelving
- Floors vacuumed and hard floors mopped, including under beds and sofas that can be moved safely
Why we ask for your inventory first
The inventory clerk compares the property at checkout with the check-in report, so we clean to that report rather than to a general idea of “clean”. If the check-in report notes “oven professionally cleaned” or “carpets cleaned”, that tells us what the checkout clerk will expect. Agents’ cleaning lists often add items such as blinds, extractor filters or inside the dishwasher.
Send us the relevant pages, or your agent’s list, with your enquiry. We’ll build the agreed checklist from them, so you’re paying for the clean your tenancy actually needs. That’s what we mean by inventory standard cleaning in East London: a clean matched to the documents, not a promise about the outcome.
Extras to agree before the day
Some jobs need extra time, specific equipment or preparation. We quote them separately so nothing comes as a surprise:
- Oven interiors, racks and trays. Baked-on carbon needs a proper oven clean, not a quick wipe.
- Carpet extraction. Many tenancy agreements ask for this. Carpet cleaning leaves carpets damp, so we schedule it to allow drying time before the checkout.
- Fridge freezers. Switch these off and defrost them the day before. A freezer full of ice can’t be cleaned properly.
- External windows, balconies and high-level work such as tall stairwell windows.
- Mattresses, sofas and curtains, if the inventory lists them.
When cleaning isn’t the answer
Cleaning removes dirt. It can’t repair the property. Scuffed paintwork, a burn on a laminate worktop, worn carpet, or silicone that’s stained black right through all need a repair or replacement, not more scrubbing. Recurring mould from structural damp needs a landlord or surveyor to look at the cause. We won’t handle needles, heavy pest contamination or hazardous materials, and clearing rubbish or leftover belongings is only included if we’ve agreed it in advance. If we spot something like this while quoting, we’ll tell you straight away.
How an end of tenancy clean works with us
- Send us the details. Tell us the property size, your move-out and checkout dates, and send photos of the kitchen, bathroom and any problem areas. Include the inventory or agent’s list if you have it.
- We agree the checklist and quote. You’ll get the room-by-room scope, any extras and the price before anything is booked.
- We arrange access. We’ll agree key collection, a lockbox code, a concierge handover or a neighbour drop-off, plus the arrival time.
- We clean. Our vetted, insured cleaners bring the supplies and equipment and work through the agreed list.
- We do a final check. We check the property against the agreed tasks before we leave and lock up as arranged.
What you’ll need to sort out: move your belongings out first if you can, keep the water and electricity on, and defrost the freezer. What we handle: everything on the agreed list.
How long does an end of tenancy clean take?
That depends on the size and condition of the property, how many cleaners we send and which extras you’ve added. A tidy one-bedroom flat is often finished within a working day. A family house with a heavily used oven and carpet extraction will need longer, or a larger team.
We’ll give you a realistic time estimate with your quote. Book the clean for after you’ve moved out but before the inventory check, with enough time for carpets to dry.
What changes the price
We agree the price upfront, based on:
- Size: bedrooms, bathrooms and number of floors
- Condition: a lightly lived-in flat costs less than one with years of grease on the extractor hood
- Task list: what the inventory or agent’s checklist actually asks for
- Extras: oven, carpets, upholstery, external windows
- Access: parking, stairs without a lift, key collection arrangements
See our pricing page for how quotes are put together. Photos let us quote accurately first time.
Practical bits for moving out in East London
Many E postcodes have controlled parking zones, so let us know if there’s a visitor permit, a driveway or a free bay nearby. In a block with a booked lift or concierge, tell us the rules so we can fit around other residents’ moves. In converted Victorian houses we’ll check whether the communal hallway is yours to clean or the landlord’s.
If you’ve already handed one set of keys to the agent, we can collect from a key safe, a neighbour or the agent’s office, as agreed when you book. Pets should be out of the property on the day, both for their safety and so hair isn’t left behind on the clean floors.
How we look after the surfaces
- Right product for the surface. We don’t use acidic limescale removers on marble or natural stone. We wipe stainless steel along the grain, and we don’t soak wooden floors.
- Test patches on unfamiliar finishes and anything that looks delicate.
- Separate cloths for kitchens and bathrooms, colour-coded so they’re never mixed up.
- Product instructions followed, including dwell times, ventilation and never mixing chemicals.
- Surfaces left ready for use. We rinse worktops and the inside of the fridge so no residue is left behind for the next occupant.
Tell us about any delicate materials or allergies. Eco-friendly products are available on request, and we’ll check each one suits the surface.
What tenants and landlords say
“The inventory check was at 10am and we’d only just got the van loaded the night before. They worked from the agent’s checklist I sent over, and the clerk only raised a scuff on the hallway wall, which was ours anyway.” Hannah W., Walthamstow, end of tenancy cleaning
“Two-bed flat in Bow, oven in a bad state. I booked the oven clean as an extra and it came back looking new. Keys were left with my neighbour as arranged.” Daniel O., Bow, end of tenancy cleaning with oven clean
“I’m a landlord with a shared house in Forest Gate. Five rooms, a lot of limescale. They told me upfront that the shower sealant needed replacing rather than cleaning, which saved me arguing about it later.” Samir K., Forest Gate, tenancy handover cleaning
“Quick to reply to my photos, clear quote, done properly.” Lucy T., Leytonstone, move out cleaning
End of tenancy cleaning FAQs
Will an end of tenancy clean get my deposit back?
No cleaner can guarantee that. Deposit deductions can cover damage, wear, rent or missing items as well as cleaning. What we can do is clean thoroughly to a checklist based on your inventory, which gives you the strongest position on cleanliness.
Can you work to my letting agent’s checklist?
Yes. Send it with your enquiry and we’ll build our agreed checklist around it, flagging anything that needs to be quoted as an extra.
Is the price fixed?
The price is agreed upfront, before we start, based on the scope we’ve agreed. If the property turns out very different from the photos, or you add tasks on the day, we’ll discuss it with you before doing any extra work.
What happens if something on the list is missed?
Contact us promptly and we’ll arrange to put it right. We’ll confirm our re-clean eligibility and reporting window when you book, so you’ll know exactly where you stand before your checkout.
Do I need to be there during the clean?
No. Most tenants have already moved out. We’ll agree key collection and return in advance, and lock up as arranged.
Do you bring cleaning products and equipment?
Yes, unless we’ve agreed otherwise. Just make sure the water and electricity are still connected.
Can you clean on the day of my inventory check?
Sometimes, depending on availability and whether carpets need drying time. The day before is safer. Book as early as you can, especially at the end of the month when lots of tenancies end across East London.
