End of lease cleaning in East London – Commercial handovers - Cleaning East London

End of Lease Cleaning in East London (E)

Handing back an office, shop or commercial unit means getting the space into the condition your lease asks for, usually by a date that won’t move. Our end of lease cleaning in East London covers offices, retail units, studios and small workshops across E postcodes. We work to a checklist built around your lease, the landlord’s requirements and your handover date. Send us the floor area, a few photos and the date you need to be out, and we’ll come back with a free, no-obligation quote.

Commercial move out cleaning works to a different standard than a flat clean

Most of our end of lease work is commercial: offices, shops, salons, studios and light industrial units leaving a lease. The landlord’s surveyor won’t check an inventory. They’ll walk the space against the lease and any schedule of condition agreed when you moved in, looking at floor coverings, ceiling grids, washroom fittings, tea points and glazing.

If you’re moving out of a flat or house, our end of tenancy cleaning works to the residential inventory instead.

What we clean before you hand back the keys

We agree everything area by area before we start. A typical tenant exit clean in East London covers the following.

Office floors and workspaces

  • Vacuuming carpet tiles edge to edge, including the flattened, dusty patches where desks and pedestals stood for years
  • Lifting residue from floor tape, cable tidies, sticky pads and old signage
  • Wiping skirting, door frames, kick plates, handles and push plates
  • Cleaning internal glazing and glass partitions, including the greasy band at hand height
  • Dusting window sills, radiator covers, perimeter trunking and reachable ledges
  • Wiping light switches, sockets and floor box lids, using dry or barely damp cloths around electrics

Tea points and kitchens

  • Degreasing worktops, splashbacks and cupboard fronts
  • Cleaning inside cupboards and drawers once they’re empty
  • Cleaning fridge and dishwasher interiors once they’ve been emptied and switched off, with the fridge defrosted beforehand
  • Descaling sinks, taps and drainers, and wiping out microwaves and boiling water units

Washrooms and showers

  • Descaling taps, shower screens, WC pans and urinals
  • Cleaning cubicle partitions, dispensers, hand dryers, mirrors and tiled walls
  • Washing hard floors right into the corners and behind pans

Shop units, stores and back of house

  • Shopfront glass inside, display areas once stripped, and entrance mat wells
  • Sweeping and mopping stockrooms, stairs and rear corridors
  • Removing cobwebs from storage areas within safe reach

Extras and specialist work we quote separately

Some jobs need different equipment, more time or a separate specialist. We’ll flag them when we quote:

  • Carpet extraction. Heavily marked carpet tiles often need carpet cleaning rather than a vacuum. You’ll need to allow drying time before the inspection.
  • High-level work. Ceiling grid tiles, light diffusers, atrium glass and high ledges may need access equipment.
  • External windows, oven interiors and commercial extraction canopies.
  • Post strip-out dust. If partitions or a fit-out have been removed, fine plaster and board dust settles on every surface and works back out of carpets for days. That calls for an after builders clean, not a standard exit clean.

We’re cleaners, not a clearance firm. Abandoned furniture, IT equipment and bulk waste should be removed before we arrive, unless we’ve agreed something different in advance.

Dilapidations: where cleaning helps and where it doesn’t

Many commercial leases require you to yield up the premises clean and in good condition. Cleaning deals with dirt, grease, residue, limescale and marks that wash off. It won’t put right:

  • Worn, faded or permanently stained carpet that needs replacing
  • Holes from wall fixings, scuffed paint or damaged ceiling tiles
  • Broken fittings, or reinstatement of partitions and alterations
  • Mould caused by damp, leaks or poor ventilation. That’s a building problem and needs investigating first.
  • Suspected asbestos-containing materials. We won’t disturb them, and they need a specialist.

Our practical tip is to send us the schedule of dilapidations or your surveyor’s notes. We’ll mark which items are cleaning items and which belong to a decorator, a flooring contractor or the landlord’s surveyor. Getting the cleaning items done before the final inspection lets you decide how and when they’re handled.

Proof of clean for outgoing tenants

Yes, we can document the finished job. When we finish, we check the space against the agreed checklist. If you ask when booking, we’ll take dated photos of each area and send them with the completed checklist so you can keep them in your handover file.

Those photos record the condition on the day we left. They don’t replace the landlord’s sign-off, and we can’t guarantee the outcome of an inspection or a dilapidations negotiation.

How an end of lease clean works

  1. Send us the details. Tell us the address, approximate floor area, how the space was used and your handover date. Include photos and any relevant lease clause or schedule.
  2. Walkthrough if needed. Larger offices and multi-floor units may need a visit before we can quote accurately.
  3. Agreed checklist and quote. We confirm the scope, price and any extras upfront, before work starts.
  4. Access arranged. We agree keys, fobs, alarm codes, building management rules and loading bay or parking arrangements in advance. Many managed buildings across the E area have contractor sign-in procedures, and we’ll work within them.
  5. The clean. Our vetted, insured cleaners bring the supplies and equipment unless we’ve agreed otherwise.
  6. Final check. We go back over the agreed tasks. If something in scope has been missed, contact us promptly so we can arrange to put it right. We’ll confirm how and when to report issues when you book.

What we need from you: furniture and waste removed, power and water left on, working lights, and the fridge defrosted.

What changes the price

Every exit clean is quoted on the actual space and task list. The main factors are:

  • Floor area and layout. Open-plan floors clean faster than a warren of small rooms.
  • Condition. Years of grime in a tea point take longer than a well-kept one.
  • Washrooms and kitchens. Their number and size matter.
  • Extras. Carpet extraction, high-level work, external glass and appliance interiors are quoted on top.
  • Access and timing. Evening or weekend slots, building restrictions, stairs without a lift, and parking all affect the quote.

Our pricing page explains how we build quotes. We don’t publish a fixed price list, because two units with the same floor area can need very different amounts of work.

Timing the clean around your move out

  • Book the clean after removals and before the inspection. We can’t clean properly around desks that are still being dismantled. A day’s buffer before handover is sensible.
  • Plan carpet drying. Extracted carpet tiles can take several hours to dry, depending on ventilation and heating.
  • Out-of-hours work. Evenings and weekends are often possible where the building allows contractors, but short-notice slots depend on availability.
  • Neighbouring tenants. In shared buildings we keep noise and lift use considerate and stick to agreed hours.
  • Parking and loading. Much of East London has controlled parking zones and tight loading bays. Tell us about permits or rear access when you enquire.

Doing it properly, surface by surface

  • We check finishes before choosing products. Stainless steel, natural stone, oiled timber, polished concrete and matt painted walls all react differently.
  • We test patch first on marks we’re unsure about, rather than scrubbing through a finish.
  • Washroom and kitchen cloths are kept separate and colour coded, so nothing travels from a WC to a tea point worktop.
  • We follow product instructions on dilution, contact times and ventilation.
  • Food prep surfaces are rinsed after cleaning so they’re ready for the next occupier.
  • Eco-friendly products are available on request, with suitability checked for each surface.

What outgoing tenants say

“Our lease ended on a Friday and the removals only cleared the office on Wednesday night. They came Thursday, sorted the tea point, which was grim, and got tape marks off the carpet tiles we’d given up on. The photos were handy when the agent came round.” Daniel R., Shoreditch, end of lease office clean

“Small salon in Walthamstow. Honest about what cleaning could and couldn’t fix: the stained flooring by the backwash was never coming out, and they said so before quoting. Everything else came up well.” Amara O., Walthamstow, retail unit exit clean

“Keys were left with building reception and it all ran smoothly. Washrooms descaled properly, glass partitions streak free.” Tom W., Stratford, commercial move out cleaning

End of lease cleaning FAQs

Is end of lease cleaning the same as end of tenancy cleaning?

Not quite. End of lease cleaning here usually means commercial premises leaving a lease, checked against lease terms and a schedule of condition. End of tenancy cleaning is for residential lets checked against an inventory.

Will a clean satisfy my dilapidations obligations?

Only the cleaning part of them. We can deal with dirt, residue, grease and limescale, but repairs, redecoration and reinstatement are separate obligations. Send us the schedule and we’ll show you which items we can cover.

Can you provide proof of the clean?

Yes, if you ask when booking. We can send dated photos of each area with the completed checklist. They record the condition at the time; they aren’t a landlord sign-off.

Do you clean an office before or after the furniture goes?

After, ideally. Floors, skirting and walls behind desks are exactly what a surveyor checks, and we can’t reach them properly until the space is empty.

Can you work evenings or weekends?

Usually, where your building allows contractor access at those times. Tell us about any restrictions and we’ll plan around them. Short-notice bookings depend on availability.

How much does end of lease cleaning cost in East London?

It depends on floor area, condition, washrooms, extras and access. Send photos and your floor area for a free quote, and see our pricing page for how quotes are worked out.

Do you bring cleaning equipment and products?

Yes, unless we’ve agreed otherwise. Let us know about any delicate finishes or preferred products beforehand.
